Maintenance Technician

Job Description
The Maintenance Technician is responsible to assist the maintenance supervisor in safely maintaining the physical condition and appearance of the property
Responsibilities
Responsible for assisting with maintenance improvement projects
Maintain the upkeep and repair of the property and grounds
Assist in inspecting all units, buildings, and common areas, and performing repairs and janitorial duties as needed. Specifically, picking up any trash on the property each morning and keeping stairwells clean and power washed
Assist in preparing vacant apartments for occupancy
Perform work order requests promptly according to company procedure
Responsible for the care, maintenance, and inventory of all supplies and equipment
Assist with the proper maintenance of landscaping including ensuring:
o Healthy, cut, and green grass
o Edged and weeded flowerbed areas
Properly placed, timed, and running sprinklers
Healthy trees, shrubs, and other plants
Assist with seasonal maintenance such as:
o Proper snow removal and other winter hazard precautions
o Maintaining pool and hot tub
Report unusual or extraordinary circumstances regarding the property or residents
Be aware of and operate within OSHA (Occupational Safety & Health Act) standards and company policies and procedures at all times.
Remain knowledgeable concerning company and community policies and procedures
Have knowledge regarding emergency procedures including water and gas meter shut off valves, all apartment and fixture shut off valves and sewer clean out valve locations
Clean and secure work areas, storage areas, tools and equipment.
Responsible for courteous, efficient response at all times
Responsible for maintaining the required uniform and ensuring a professional appearance and attitude at all times
Participate in standby emergency schedule for evening, weekend, and holiday coverage as needed
Assist in ensuring that all lights are maintained and in working order for the entire property
Assist the Property Manager and leasing staff with leasing as deemed necessary including check-in and checkout inspections
Assist Property Manager in any other duties as needed to obtain community and company objectives
Qualifications
The Maintenance Technician should be able to perform each essential job responsibility and duty. He/She should have had previous property management maintenance or related experience. He/She must have good reasoning and problem solving skills and be able to deal with conflict situations. Organization and time management, sales and customer service skills are also essential. He/She should be able to communicate effectively with residents, vendors and other employees of the company.
The Maintenance Technician is expected to be available twenty-four (24) hours a day, seven (7) days a week for on-call maintenance and emergency situations including after hours, weekends and holidays. Traveling for meetings and training events is required. Professional attire and grooming is required. Essential functions may require lifting a minimum of seventy-five (75) lbs., strenuous activity for extended periods of time, interior and exterior work, working with equipment and/or chemicals.Estimated Salary: $20 to $28 per hour based on qualifications.

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
